When you instruct Luscombe Maye to let your property you will benefit not only from our heritage, brand reputation and deep-rooted local connections, but also from our unrivalled depth of knowledge of the lettings market. We have developed a highly respected reputation amongst our clients, in which we take immense pride.
At Luscombe Maye we are acutely aware that letting your property is a big decision and firmly believe that you deserve to be supported by a team who are able to expertly guide you at every step. We want to ensure that you, the homeowner or investment landlord, can take comfort in knowing that all lettings matters will be navigated seamlessly by our highly experienced lettings team.
The first step is to visit your property where we can outline your requirements as a landlord. We will work together to gather information and provide you with information on comparable local properties to ensure we maximise the value of your property.
Once you have decided you would like to instruct Luscombe Maye, we will discuss arrangements for viewings and determine a marketing plan. You’ll be required to provide ID and proof of ownership and complete our Terms of Business.
Marketing your property in its best light is essential which is why we can use professional photography, drones and video (where applicable), brochures, portals, website listings and other advertising to show off your property and demand high levels of interest.
Our team of local agents will accompany prospective tenants on viewings. At Luscombe Maye, communication is key and we will keep you informed regularly with feedback throughout all stages.
Once an offer has been received, we’ll provide you with details about the potential occupants including offer amount, proposed move in date, length of tenancy plus any additional requests. Once an offer has been accepted we will collect a holding deposit from the tenant and the property will be removed from the market to allow our Tenancy Progression team to begin the referencing and paperwork.
Tenants are required to confirm their income, provide us with the details of their current landlord (if relevant) and provide any other information as required. We will also carry out a Right to Rent check on all adult occupants.
Once the referencing has been completed and signed off, Luscombe Maye will draw up the Tenancy Agreement and distribute to all parties via Digi-Signing
Inventories will be carried out 48 hrs in advance of the move in date (dependent on the management service used). The report will be distributed on the move in day and key collection will be pre arranged to ensure a smooth handover.
We will guide you at every step
Fundamentally our job is to let your property, but beyond this the team at Luscombe Maye go above and beyond to mitigate the stress you may feel at times throughout the process. We are on hand to support you with questions no matter how big or small.

Known for his adaptability and passion for delivering exceptional service, Andy has thrived in dynamic and challenging environments, and has driven the Lettings department to be a market-leader in the field which they operate in.
Key Achievements: Born in Cape Town, Andy’s life has been shaped by frequent moves, giving him a unique perspective on the lettings process & life in general. After emigrating to Henley-On-Thames, relocating to the Isle of Man, and then to Portugal, he finally settled in Cornwall to attend university. Graduating in 2013 with a second-class honours in Editorial Photography, Andy dove into the Student Lettings market and within just two years, he had risen to the role of Business Manager at a lettings company in the South West managing upwards of 400 units across Devon & Cornwall. His move to Devon in 2015 marked a new chapter in his career, where he continues to build on his successes and proudly calls South Hams “home”. Under Andy’s leadership, he has played an integral role in streamlining operations and growing the lettings portfolio, cementing his reputation as a highly driven and successful individual.
Interests: Outside of work, Andy has a deep passion for adventure, with the sea being like a second home to him. His love for the water is firmly rooted in powerboating, but he’s eager to broaden his horizons by venturing into sailing and scuba diving. These activities fuel his sense of exploration and connection to the ocean, further enhancing his lifelong passion for all things maritime. Andy is joined on his adventures by his Wife and Son, plus 2 long-haired Dachshunds called Oscar & Heidi.
