Finding the right property
Begin your journey by exploring various online platforms, estate agents, or rental listing websites. Think about what you want in a property, such as the location, size, amenities, and your budget – it’s down to you.
Viewing properties
Once you’ve found some potential places, it’s time to schedule viewings. Take a tour of the properties and envision yourself living there. Check the condition, ask questions, and make sure it’s everything you need and can afford. This is your chance to get a real feel for the place!
Making an offer
You’ve found “the one”! Now it’s time to make an offer. You can either let the agent know on the viewing, or follow up with an email – one that explains a bit more about you always goes down well.
Acceptance of your offer
Great news! The landlord has accepted your offer! The agent will send an email explaining the process; setting out the terms and the steps that follow. Remember, the offer is subject to contract. Now is a good time have conversations with parties involved in the referencing process, whether that be current landlords or line managers at work, maybe you’re self-employed you need your accountant to verify your income.
Holding Deposit and Right to Rent
At this stage you will be asked to provide a holding deposit, equivalent to one weeks rent and provide proof of address and ID. Typically this requires a visit to the office to provide the required credentials; a valid passport and driving license are the most commonly used documents.
Referencing
To ensure a smooth process, the next step is referencing. This means providing some personal information and references to establish your reliability as a tenant. It might include checking your employment, contacting previous landlords, and verifying your credit history. This is an important process, one that allows the landlord to make a final decision.
Tenancy Agreement
Once the referencing is completed successfully, it’s time to review the tenancy agreement. The landlord will receive a draft version of the contract and once this is signed off, the document will be shared with you for review and DigiSigning. Take your time to read it thoroughly and understand all the terms and conditions. This document outlines your rights and responsibilities, rent details, deposit information, and other important clauses. If everything looks good, go ahead and sign the agreement.
Inventory
Before you move in, an independent inventory will be conducted to document the condition of the property. A clerk or the landlord will go through each room, noting the existing state and any damages. This helps ensure transparency and protects both parties. You’ll receive a copy of the inventory report for your records.
Rent and Deposit
Now let’s take care of the financial side. Before your move-in day, and only after the contracts have been signed, you’ll need to pay the first month’s rent and provide the balance of the deposit. Completion and Move In
The big day has arrived! The landlord or letting agent will arrange a convenient time for you to collect the keys and move into your new home sweet home. They’ll provide any necessary instructions for a smooth transition. Congratulations on completing your tenant application journey!
