The Government has recently announced plans for a new homeownership initiative, known as Your First Home, designed to help more first-time buyers take their first step onto the property ladder. While full details are not expected until the Autumn Budget, the initial announcement provides a strong indication of how the scheme may operate and the potential benefits for aspiring homeowners.
Lower Deposit Requirements
One of the most significant features announced so far is the proposal to allow eligible purchasers to buy a new-build home with a deposit of just 2.5%, compared with the typical 5% or greater deposit currently required by most lenders. The scheme is expected to be supported by a 20% government-backed equity loan, helping reduce the size of the mortgage required and lowering the initial financial barrier to homeownership.
A Successor to Help to Buy?
The proposed structure shares similarities with the former Help to Buy Equity Loan Scheme. Buyers are expected to benefit from an initial interest-free period on the equity loan, potentially reducing monthly housing costs during the early years of ownership. The scheme is targeted specifically at first-time buyers purchasing eligible new-build homes from participating developers.
Supporting Housing Delivery
Alongside helping buyers, the Government has indicated that the scheme is intended to provide a boost to the new-build housing market at a time when developers face increased construction costs and wider economic pressures. By improving buyer demand, the initiative could support the delivery of additional housing across the country.
Who Will Be Eligible?
Although the final criteria have yet to be announced, the Government has confirmed that the scheme will include household income caps and local property price limits to ensure support is directed towards those who need it most. Full eligibility requirements are expected to be published alongside the Budget.
